How do I verify a mortgage loan officer’s licence?

Every mortgage loan originator in the United States has a unique NMLS identification number. Look it up free at NMLS Consumer Access to confirm the person is licensed, see which states they are licensed in, and check for any disciplinary history — it takes about a minute.

The Nationwide Multistate Licensing System exists because of the SAFE Act, passed after the 2008 housing crisis. Every individual who originates residential mortgages must be registered in it and must be assigned a unique identifier that follows them for their whole career, across employers and across states.

How to check

  1. Ask for the loan officer’s NMLS number. Any legitimate originator gives it without hesitation — it is required on their business cards, email signatures and advertising.
  2. Search that number at NMLS Consumer Access, the free public database run by the state regulators.
  3. Read what comes back: legal name, employment history, every state where the licence is active, and any regulatory or disciplinary action.

What to look for

  • Licensed in your state. A licence is state by state. An officer licensed in six states but not yours cannot originate your loan.
  • Active status. Licences lapse, usually for missed continuing education. An inactive licence is not a licence.
  • The employer matches. The company on the record should be the company that contacted you.
  • Disciplinary history. Rare, and worth reading in full when it appears.

Why this matters more than it looks

Mortgage lead generation is an industry of its own. Filling in a rate form frequently sells your details to several companies, and the person who calls first is not necessarily the person who will handle your loan — or necessarily licensed to. An NMLS number is the cheapest possible check that you are talking to a real, accountable, licensed individual.

Every loan officer profile on VISBL displays a verified NMLS number and the states where that licence is active, so the check is already done before you make contact.

Related questions

Is NMLS Consumer Access free?

Yes. NMLS Consumer Access is a free public database maintained by the state financial regulators, with no account, no registration and no charge. You can search by an individual's NMLS number, by their name, or by the company they work for, and the record you get back is the same one regulators see.

What is the difference between a company and an individual NMLS number?

Both exist. The company holds one, and each individual originator holds their own. You want the individual's number — the company number tells you nothing about the person you are dealing with.

Does a loan officer need a licence in my state or theirs?

Yours. Licensing follows the property and the borrower, not the officer's desk. An officer in Texas can originate your California loan only if they hold an active California licence.
